Trump says that he has been speaking to officials from Iran for the last two days.

Iran denies that the talks ever took place.

Dubai Real Estate Market. :hysterical: They are refusing to do live video showings.

 

Winners

Russia (short term) that got its oil sanctions removed (While the Jackass is begging Putin to help stop the war that Putin has no interest in stopping when he's got oil to sell at these elevated rates.)

 

China (long term) that will boost its EV sales across the world because of the vulnerability that everybody from office-goers and fleet operators have suddenly become alive to and are driving the growth bump in all segments. No wonder they almost completely stopped the export of silver from Jan 1, and started offering $10-$15 over comex spot in the Shanghai exchange for the last three months.

 

There are, of course, greater intangible gains from the crumbling of the current empire.

 

New Zealand - that is currently experiencing a glut of millionaires seeking safety.

 

Know a fair few people (from Mumbai) who have decided to invest in the Dubai *now*. Buying during the dip and all that. 

There seems to still be investor confidence.

 

Those who have registered their companies in Dubai to escape the draconian taxes here have also taken this opportunity to but more office/workshop space.

 

IDK about NZ, but know of a few Indians who have moved their assets/money to Singapore. Honestly, I don't see rich Indians moving to NZ. Too far away. An appendix of the west, at best.

We've been considering picking up some units (that a friend will add to his airbnb inventory and manage for us) around JBR beach and Marina and then this happened.

 

The market has fallen hard as the luxury segment was being buoyed by rich expats escaping british taxes and other jurisdictions with non-dom laws or similar friendly tax structures. The entire appeal apart from that was the much touted safety angle. So, right now mid-ticket buyers are upgrading into that vacuum at distress sale rates. A percentage of expats leaving Dubai and Doha as well as many US millionaires are going for the NZ golden visa.

 

Rich Indians, as you say, are going for places with a shorter trip to India while satisfying the financial requirements.

Many of the smaller builders in Mumbai have stopped their construction/redevelopment projects due to the war. Bitumen has become very expensive.

 

The bigger builders may not feel the pinch but the grade B and C guys may soon have to stop with rent payments ( in case of redevelopment) if this war drags on for much longer.

 

Know of a case on Turner road where the Developer has deferred  demolition of an existing property to after monsoons instead of doing it in March.

True, this is a terrible time to be locked in the middle of a contractual obligation.

 

Tile furnaces are also down because of the LPG crunch, so no new tiles coming out for a while.

 

Not to mention, helium (MRI machines to semiconductor fabrication), phosphate (crop fertilizer).

 

And the plight of all the roadside snack and fast food vendors who rely on high-flame burners to churn out sandwiches, pakodas, samosas, vadas, jalebis, chinese wok based dishes and all the deep-fried dishes made on large vessels that can't move to induction cooktops.

Would like to know if the prices of real estate  in Goa appreciate more per square feet as compared to that in Bombay. 

 

Do you keep an eye on real estate prices in Bombay. Prices in real estate have not seen a massive rally imo as it once did two decades back. Obviously those kind of  steep rises won't happen every 10 - 20 years, but how far do you see the next massive surge happening in a broad based real estate market. Is it worth adding more floor space when the property market is range bound?

Goa market has for long been ruined by speculators from Bangalore and Delhi. I'd stay away unless there is at least a bit of an emotional angle to the buy in. One of my wife's friend's dream is to buy a long stretch of beach with a villa, build a runway and wait for her pilot. :makeup:

 

Bombay is where we track movements on an annual basis. I've made, inherited and married into a bunch of sweet positions in the Bandra-Andheri stretch. If something interesting shows up we consider it. But, it's not really of any high interest due to our existing book. At this point, real estate is more of a custodial duty and a responsibility than an investment.
