Do you keep an eye on real estate prices in Bombay. Prices in real estate have not seen a massive rally imo as it once did two decades back. Obviously those kind of  steep rises won't happen every 10 - 20 years, but how far do you see the next massive surge happening in a broad based real estate market. Is it worth adding more floor space when the property market is range bound? 

 

Are you looking at commercial units in BKC?

Bombay is where we track movements on an annual basis. I've made, inherited and married into a bunch of sweet positions in the Bandra-Andheri stretch. If something interesting shows up we consider it. But, it's not really of any high interest due to our existing book. At this point, real estate is more of a custodial duty and a responsibility than an investment.

I know one who has invested in Goa , a sea side property, and they hardly even go there once a year.  Surplus money to invest find its way in what one feels is a dream location on their rare visit to goa. 

 

Would like to differ though. Property prices appreciate enough and is the best investment (safest, guranteed returns, decent returns month on month and in a major sum if sold). The only thing is, it is illiquid and may take few months to get sold.  

 

A separate thread on real estate would be good than to mess up this thread.

Not at BKC, the prices are too high there and I would need to sell couple of properties to get one commerical property there. :wp1: So, no chance.  Elsewhere, at places where the property value is relatively less (I say less because there is nothing cheap here) , it does makes sense (a lot of sense)  to sell something and get a commerical space of lesser square feet though. 

 

But I think we are digressing form topic of the thread. 

 

So coming back on track i.e the thread, it is good to see that both aprties pushed the pause button, even so temporarily,  it augurs well frr everyone. One of the better days in 2026.

Yes, as long as it's still within a reasonable weightage of your portfolio, keep adding. Wife's RE input in our combined book sent the weightage way out of whack.

Same here, way out of whack weightage. I don't really believe in concept of weightage when it comes to real estate.  But i think we should really be discussing real estate on a separate thread, if at all one pops up.

The world seems so much better with the war having ceased for couple of weeks atleast, doesn't it? Finally someone knocked sense in their head. Were pretty much wasting time doing useless things, killing each other and damaging each others assets and institutions and what not.  Destroying tangible and intangibles. Very reckless people.
