Found some time after a long travelling in north India. Was also looking for a new flat in Mumbai -- in subarban area :nervous: Totally shocked with price tag Rs. 8000-10,000/sq. feet at link Road till Malad....this is the same area where a few years back none was interested even at 3000. humarey jaise madhyam-vargiya parivar ke liye naya ghar diva-swapna ban geyaa hai. Don't know-- but economic boom has negatively affected property market for common man.:isalute:

Good to see you Sandtest saab. Baad-e-muddat dekha aapko. Umeed karta hoon ke North India mein apni awaargi ke karnaamon se hum sabko enlighten karenge. Yes the rising property prices has effectively moved the middle-class out of the picture now. We have been discussing this issue in different threads here;specifically as to how NRIs & IT wallahs have pushed up the price of land/flats. The rising property actually makes me wonder about that Hindi classic song Yeh duniya agar mil bhi jaaye to kya hai? Take Gurgaon for example. You can not get a 3 bedroom flat in a half decent locality for less than 50-60 lakh(and that is still cheaper than Bombay). 60 lakh ka flat khareed ke loan dene mein 15 saal lag jaayenge. Uppar se baal baccha goes in a Gurgaon school where parents of almost every kid would perhaps be making more than you. Aur ab woh jamaana bhi nahin hai ke kids go to school, play and come back. Now they sit and compare their latest gazette. Maloom hua ke pai pai laga ke ghar khareeda aur baal bacche bhi issi tension mein sochte rahe ke parents are middle class and not upper middle class. I beleive the better option is to move towards Ranchi, Lucknow, Bhopal and other 2nd tier cities, specially if you can find a job. Quality of life be better hogi overall.

Aaloo aur Chimmi ka season hai, so jam kar Aaaloo-mutter ki "Salonee" khaayi -- lagtaa hai wajan ka shatak poora ho jaayegaa. Parivaar ke saath mannat manee thi, so Mandir, Pooja-paath ityaadi bhi sampanna ho gayaa. Rishtedaaro se milne-julne, Pratapgarh, Azamgarh, Allahabad, Jaunpur ityaadi jagaho kaa bhraman ho gayaa. I agree. I have concluded, in new and rising India, it is beyond my reach to purchase a flat in suburban Mumbai.:(( So I am exploring the option of Meera Road and beyond,rates less than suburbans. But see the tragedy, the day I was discussing this with junta at home, we heard the news that people have boycotted and stopped the train at Meera Road route due to their unfulfilled demands. Deadly crowd in Virar locals is Sole obstacle, otherwise, that area is ok.

आनंद आ गया पढ़ कर. एक बारगी तो लगा के वापिस गाँव चला गए हम भाई. मुद्दत हो गई के किसी ने मटर को छेमी कह कर लिखा. गाँव के संस्कार की बात और है. हालांकि अब सोचने वाली बात यह है के कितने दिनों तक यह संस्कार जिंदा रहते हैं.

Meera Road and Virar area is still decent to buy a house I suppose. Bas yeh dar lagta hai ke kahin jindagi rails mein hi naa kat jaaye. I mean I used to stay at Kandivali aur wehan se 1 ghanta lagta tha Churchgate, Virar se to double ho jaayega. Unless of course you get down at say Andheri. Still not the best options for kid. Lagta hai ab mujhe woh Manoj Kumar ki movie thori thori samajh aane lagi hai - Roti, Kapra Aur Makaan. xxx

Dil garden garden ho gaya....... Dhan-katni ( used to be festival time so many small-time murhi-kachadi shop used to prop up in those days and u cud barter it by dhaan still stuck in its stock behind guradian's back) genhu buaai aur pani patauni aur pumping set pe nahana....

I will give you that list once that media group proves itslef to be Nationalist. Nationalism is the need of the hour.......
I wanted to come back to this point of yours since I overlooked this one. I had a similar debate with DR sometime back(about Doctors being asked to work in villages for a year). I would like to show you how Nationalism ties in Gujrat and with your other thread, middle class Indian and house. Question first : Why is it that Nationalism is a tag we attach only with institutions like media and politics? What about us? Are we Nationalist? Lets see the issue of housing for an ordinary Indians these days. It is getting out of hands of common Indians, specially in big cities. Now there are obviously more than 1 reason for this but am I wrong in saying one of the reason is the property bought by NRIs that is used either as a)Investment b) a Property that shall be used 10-20 years down the line? c) Simply to spend their money because they may have extra(or their currency is getting devalued etc). Regardless isnt it very common to go looking for a flat to rent and be told by the dalaal(or broker for more polished), "The flat is owned by a NRI, woh yehan nahin rahte." Most builders today make arrangements for NRIs. Most banks have started provisions for this. Long story short - जो हिंदुस्तान में नहीं रहते वह हिंदुस्तान के घर खरीदते हैं, जो हिंदुस्तान में रहते हैं उन्हें छत मयस्सर नहीं. आप किस राष्ट्रवाद की बात कर रहे हैं जनाब? Ab let me get to Gujrat connection. Bombay ka kissa. Go from Borivali to Andheri. A gali, a mohalla, a nukkad may not have a phone booth but they always have a Estate Agency. These Estate agencies are nothing but brokers for buying, selling, renting flats. Now Sandtest saab am I wrong in saying that every 1 out of 2 broker generally happens to be a Gujju? In Thakur Complex where I lived the ratio was 3 out of 4. What is the net result of this? The property value goes up of course, without any input from brokers. An example: My first flat rent was 4,000 a month for 11 month lease period. Uske uppar I had to give 2 months rent as दलाली though the che***as preferred the word brokership. They also picked 1 month from the owner. In all 12,000 out of 40,000. A good solid 30% return for putting no money(that too every year)!!! Better business model hai aapke paas? आप किस राष्ट्रवाद की बात कर रहे हैं जनाब? Are you telling me that the next time you go to a Gujju broker he will look at you and think, "Hey this is a smart middle class Indian. How the hell will he buy a flat at 10,000 Rs a square feet. Plus he has a family. Decent banda hai, chalo I will sell him the property at 3,000 a ft? Will he even reduce it by 50 bucks unless it benefits him saab? No. यह राष्ट्रवाद की बात का ठेका सिर्फ़ मीडिया वालों ने लेकर रेखा है ? xxxx

Lekin janab, aapney isko "Nationalism" aur Deshprem se nahin Jodna chahiye. Let me quote an ancient Sanskrit verse-- अर्थेन हि विहीनस्य पुरुषस्याल्पमेधसः क्रियाः सर्वा विनश्यंति ग्रीष्मे कुसरितो यथा Meaning is : A person who has no money, all his actions get destroyed, like a small river in summer. So basically all are busy earning/accumulating as much money as possible and estate agents are no exception-- Gujarati estate agents notwithstanding. Your observation that NRIs are driving property rates high is also true....But my opinion is that all of them, eventhough residing in Europe, America, Middle East are INDIANS first (unless someone gives-up citizenship). So if an Indian purchases a flat at very high price, why should we have objection. NRIs working hard, leaving their country and rightfully earning good money have right to invest and enjoy better luxury than we resident Indians. Estate agents won't deny resident Indians like us if we have enough mulahs to match their price.... it is simple whoever earns more, pays more. If I or anyone with less budgest can move to other areas with lesser rates like Meera Road etc......Aamdani middle-class jaisi or sapane dekho ke Juhu-Tara road pe Bunglaaa ho:D

Sandtest saab, I am not connecting Nationalism and love for Motherland. Truth be told those are two heavy words not fit to be discussed on a message board. My assertion was rather simple. What you are defining as Nationalism is a thing of past. The Statesman was a marvellous paper of its time because it was edited by Netaji Subhas Bose whose sole interest was India. Today the newspaper, be it CNN-IBN or any other, has the sole interest of putting more money in pockets of shareholders. Simple. Aaj chahe woh Doctor ho ya Professorship, Newspaper ya politics, yeh saare jobs are profession, dhandha as we say. Inse Nationalism ki upecha mat kijiye.

man now it hit me for 1000 sq feet aptt 80 lakh.. Snadeep bhai move to delhi man; mumbai sucks; u can get there similar apartment in 30-40 lakh easily..
